Residential Real Estate Appraisal Terms and Conditions:
Please, before ordering an appraisal check with your bank, mortgage
company, or lender to be sure you are ordering the appraisal form required
for your type of loan. Please, check to be sure that John M. Sales
(Louisiana Residential Real Estate Appraiser #R0970) is on your
lender-approved list of certified appraisers. If you are not sure which
appraisal forms are required for your loan call your bank, lender, or
mortgage company before ordering an appraisal. We are not responsible for
inaccurate appraisal orders and there is a fee for converting appraisal
forms. Appraisals are time sensitive and adequate for loan purposes for
six-month periods only. If you decide to change bank, mortgage company, or
lender for your loan a new appraisal will be required. Appraisals are non
transferable.
All full real estate appraisals require a site inspection of the subject
property to document all relevant data a lender requires (i.e. size,
condition, and market data). The site inspection typically requires 30
minutes or less of your time, but we must have access to the property for
the site inspection. We will contact you to set an appointment for the site
inspection required. If you are not certain what type of appraisal to order
call or email us before ordering an appraisal. In the table below is a list
of appraisal forms and the loan type that apply. Remember, if you are in
doubt about the appraisal form required for your loan call your lender
before ordering any appraisal.

*2055 Desktop Underwriter is a form for lenders only and is not accepted by
all lenders. Please call your lender before you order a 2055 appraisal form.
Most appraisal orders are completed within 3-5 days. Appraisal orders are
emailed to clients in PDF file format and are print friendly.
Shreveportappraiser.net reserves the right to refuse any appraisal
assignment submitted to this website for any reason.
